First Home Super Saver calculator
The FHSS scheme lets you save a deposit inside super, taxed at 15% on the way in instead of your marginal rate. This works out how much more you end up with than putting the same pay in a savings account. Free, no sign-up, and every assumption is on the page.
Extra deposit from the scheme
$6,860
Over 3 years of contributing, compared with saving the same pay after tax.
Released for your deposit
$28,534
After $582 withdrawal tax, at your marginal rate of 32% less the 30% offset.
Saved in a bank instead
$21,674
The same $10,000 a year, taxed as pay, interest taxed too.
Counted by the scheme
$30,000
Under the $15,000 a year and $50,000 total caps.
An estimate for planning, not advice. It assumes contributions at the start of each financial year, release at the end of the last, and no carry-forward of unused concessional cap. It ignores Division 293 tax on incomes over $250,000 and any fees your fund charges. Check the current figures on the ATO's FHSS page and talk to your fund before you salary sacrifice.
How the scheme works
Four steps, and one deadline that catches people.
01
Contribute
Ask your employer to salary sacrifice, or make a personal contribution and claim it. Only voluntary contributions count, up to $15,000 a year and $50,000 in total.
02
It's taxed at 15%
Inside the fund, instead of your marginal rate. That gap is where most of the benefit comes from.
03
Ask for a determination
Before you sign a contract, request an FHSS determination from the ATO, then a release. The money arrives in a few weeks.
04
Buy within 12 months
You must sign a contract within 12 months of the release (extendable once), or put the money back into super, or pay FHSS tax on it.
